A List of the most frequently asked questions.

All adults, age 18 and over, who will be living in the rental unit must complete a rental application and pay a $35 nonrefundable application fee. We will determine whether or not you qualify for the unit you are applying for based on your responses to the application questions. If you do not qualify, we will reject your application. If you do qualify, we will then check your credit report, criminal history, and employment and rental references to confirm that they meet our rental criteria. If you meet our criteria, we will approve your application. This process generally takes 24 to 48 hours and we process only one application at a time for any of our rental units. If you are interested in renting a property that already has an application pending, we do accept back-up applications and you will not be asked to pay the application fee at the time you submit a back-up application. If the first application is rejected, we will call the person(s) who submitted the first back-up application to give them the opportunity to apply and at that time collect the $35 nonrefundable application fee.
The combined monthly income of each adult on the lease should be at least two and a half times the monthly rent and must be verifiable. You must have satisfactory rental references from at least two prior landlords or at least the last two years. If you have ever been evicted or sued for any lease violation, we may reject your application. Your credit record must currently be satisfactory. If your credit history shows any unpaid debts, we may reject your application.

You can set up automatic payments from your checking or savings account that will deduct your monthly rental amount on the 1st, 2nd or 3th of each month. You can also contact us to pay your rent electronically.

You should inform your Property Manager that you will be late and advise them of the date you expect to pay your rent.  You will incur a 6% late fee to be paid at the time you pay the rent.

The tenant is responsible to pay for any damage they or their guests cause during their tenancy. Tenants are also responsible for light bulbs, smoke detector batteries and clogged drains from food or hair.  If a call to our maintenance department is made for this type of repair, the tenant will be “billed back” for the materials and labor charges. At the time of the work order request the reason for the plumbing back up will not be known. Once a plumber is dispatched and has cleared the line he will be able to determine the cause and thus who is responsible. A tenant would not be responsible for things beyond their control such as a damaged sewer line or a clogged line due to tree roots. A tenant would be responsible for the plumbing charges if inappropriate items were found in the drain or flushed down the toilet, such as potato peelings, or accidentally dropped children’s toys.
Patrize Properties is only an agent for the owner and cannot spend an owner’s money without their permission. As such, Patrize Properties does not always have the owner’s permission to simply send out a technician. A repair might not be authorized for several reasons. For instance sometimes we have to contact a home warranty company before we can make any repairs and some owners prefer to perform maintenance themselves or have their own handyman they use. Although we strive to satisfy all tenants’ requests ultimately we must follow the owner’s instructions. But rest assured, at the time of your repair request you will be notified if there is any impediment to completing your request.
When an appointment is made for a technician to come out and make a repair you are given a window of time when you can expect him to arrive.   If you are not able to be there during this window you must have somebody over the age of eighteen at the property to allow the technician in to make the scheduled repair. If for any reason you have to leave or forget about the appointment and the technician shows up and there is no one over the age of 18 to let him in you will be charged for a missed service call. If you know in advance that you are unable to be at a scheduled appointment give us a call or email and let us know so we can reschedule to prevent you from getting charged for the missed appointment.
Upon expiration of your one-year lease agreement your lease automatically becomes a month-to-month lease unless you specifically request a new one-year lease.

To remove someone from your lease you will need to have them write a formal 30-day notice stating his or her desire to waive all rights and liability to the property. We will then need to re-evaluate your financial situation to see if you still qualify to rent the home without that person. Please call our office for more information.

In most cases, we do not allow tenants to break their lease contract. However, if you are approved to do so you will be required to show the property until it is rented as well as pay rent, the new tenant fees, and any advertising costs until the new tenant begins paying rent.
No. Your security deposit cannot be used as last month’s rent.
Under California Landlord-Tenant Law, you are entitled to the return of your security deposit within 21 days from the date Patrize Properties receives the keys.
The owner’s insurance does not cover, and will not be responsible for damage to any of your personal property in the rental unit regardless of the cause; or any injuries occurring in your rental unit to you or your guests which are caused by your negligence. For this reason, you are required to purchase a renter’s (personal property and general liability) insurance policy. We also require you to provide us with a copy of the policy and add the owner as additionally insured. The monthly cost of renter’s insurance is extremely low.
