Rental Criteria
Fair housing:
We are pledged to the letter and spirit of the U.S. policy for the achievement of equal housing opportunity throughout the nation. We encourage and support an affirmative advertising and marketing program in which there are no barriers to obtaining housing because of race, color, religion, sex, handicap, familial status, or national origin.
Application Overview:
Every person who will be living in the unit over the age of 18 must submit an application. Each application must be completely filled out before we will begin our screening process. If we receive an incomplete application we will only make one attempt to collect the missing information from you. If you are unable to provide the missing information within 24 hours your application will automatically be declined. If any information provided is false or unverifiable, your application will be declined. We process most applications within 3 business days, however, it can take longer. You can help speed up the process by giving your current employer and current and past landlords notice that we will be contacting them. No rental property will be held vacant for more than two (2) weeks unless the property owner approves. We do not accept reusable tenant screening reports.
Application fee:
Each applicant is required to pay a non-refundable $45 application fee to cover the expenses associated with the application process. Co-signers are subject to the same rental criteria and screening.
Income Requirements:
Your total net income or the total net income of all tenants combined should equal or exceed 2.5 times the stated monthly rent. If the net monthly income does not equal 2.5 times the stated monthly rent, an additional security deposit or a statement of support may, on a property-by-property basis, be required.
Verifiable income includes, but is not limited to: wages, salaries, tips, Social Security benefits, retirement payments, pension payments, savings accounts, stocks, child support, alimony payments, unemployment benefits, public assistance, bank accounts, trust accounts, and grants/loans.
Proof of income:
Applicants must provide proof of income in one or more of the following ways:
- Your two most recent pay stubs.
- A new employment offer letter indicating salary and start date (if you have not started work yet).
- A letter of benefit assignments from a 3rd party from which you are receiving income.
If self-employed:
- Your last three months bank statements. Mobile screenshots will NOT be accepted.
- Your most recent Federal income tax return.
Rental History:
You must provide a verifiable rental history from the past three years including your previous landlord’s name(s), address(es), contact information, and the dates of tenancy. An application will be declined for the following reasons: default in a lease; late rental payments; previous evictions; outstanding balance owed to any property management company or property owner; or false or misleading application information. If we are unable to reach your rental references after two attempts, we reserve the right to decline your application. We search public records to verify the contact information you provide on your application is the actual owner of the property.
Credit History:
Applicants are required to provide their social security number and must have good credit to be considered. Applicants should have few to no late payments, no current delinquent accounts, no high credit balances, no judgments, no outstanding liens, etc. If an applicant has negative information on his or her credit report a co-signer who meets our income requirement or additional funds may be required, to be determined by the landlord. The landlord may require an additional security deposit or last months rent in advance.
Frozen Credit:
Applicants who have submitted a credit freeze with the credit bureau are required to lift that freeze so we can run their credit history. You will be required to pay an additional $20 fee if your credit is unable to be verified because you failed to lift the credit freeze.
Criminal History:
We will conduct a background check to determine whether you or any proposed tenant have ever been convicted of a crime. Applicants who have been convicted of any drug-related crime, burglary, robbery, assault, or other crime against persons or property, or violations of abuse, restraining or stalking orders within the past five years of the date of their application will be denied. Any individual whose tenancy may constitute a direct threat to the health or safety of the public or other tenants will be automatically declined.
Applying without viewing the property:
If you submit an application without taking the opportunity to physically visit and visually inspect the property, please understand that there are inherent risks and possible misunderstandings in leasing and occupying a residential home “sight unseen,” and the application fee will not be refunded should such misunderstanding occur.
Identification:
You are required to attach a government-issued I.D., driver’s license, passport, visa, and or residence card.
Students:
Full-time students who are not currently working may still qualify with written verification of financial aid, scholarships, parental support, and/or supplemental savings. A co-signer may be considered in this situation.
Occupancy Policy:
The maximum allowable occupancy is based on the number of bedrooms. Two persons are allowed per bedroom.
